RSL & TENANTS RESPOSNSIBILITIES
 
The RSL’s are responsible for some of the repairs, however, tenants are also responsible for some areas, paticulary the renewal of items that wear out as they are used, light bulbs are a good example.
 
List of General RSL’s Responsibilities
Unblocking drains Emergency Lighting Extractor Fan repair
Gas service to CH system Elements for gas fire Annual Gas Check
Door Entry phone system Boundary fence repairs Security lighting
TV aerial Communal garden Fire detection system
Fire extinguishers maintenance Emergency lighting Installation of magnetic fire doors after handover
Tiles in kitchen & bathrooms Repairs to fitted kitchen including
hinges, and handles
Service Contracts
Hoists External Decorations Communal areas decoration
 
List of Tenant’s Responsibilities
Tap washers Renew shower curtain rail Dustbin supply
Chains & pulls to WC Renew sliding rail for shower Keys
Unblocking internal drains Light bulbs and fluorescent tubes Cleaning gutters
Descaling, baths, showers, shower heads, toilets Door knockers Fixed glass
Replace/repair toilet seats Doorbell Door and window furniture throughout
Cylinder jackets Clearing rubbish Locks
Renew shower curtain Tree pruning/pollarding Keep communal areas clean
Keep garden planted and tidy etc White goods, repair and replacement Pest Control
Clean and replace extractor filters for cooker Internal decorations Replacing fixed mirrors
 (The above is not exhaustive and there could be other responsibilities not mentioned.)
 
Repairs Criteria
Emergency Repair – are repairs to be carried out within 24hours. It is a repair which is likely to be a danger to health or life, or could immediately affect the safety of the building. E.g. Gas, Security and safety

Urgent Repairs – are repairs to be carried out within 5 working days, subject to reasonable access arrangements

Routine Repairs – are repairs to be carried out within 28 working days, e.g. plumbing, carpentry and general
